The area to the West of Palma is made up of a variety of coastal resorts and is a primary focus for people looking to buy
property in Mallorca. Areas such as Bendinat and Illetas offer exclusivity along with excellent facilities
and a wide range of recreational passtimes including golf for which the area is renowned.
Puerto Portals is one of the most exclusive harbours in Mallorca and home to many impressive super-yachts.
Restaurants and shops in the area reflect this, with designer labels much in evidence. Property is
at the top-end in terms of prices in Mallorca, although there are few new developments and re-sales provide the most
likely opportunity.
Moving West / South West from Bendinat and the Portals area are Palma Nova and the infamous Magaluf. Gaining a reputation as tourist
ghettos in the 1980's, the local authorities have clamped down on unruly behaviour and many of the ugly 1960's style apartment blocks
have been pulled down. The area still offers many bars, fast food restaurants, bars, and entertainment
throughout the night, so is great for a holidays, but currently less sought-after as buying locations.
Further West on the opposite side of the Cala Figuera peninsula is the very popular resort of santa ponsa. One of the best
sandy beaches on Mallorca and safe clear blue waters for children and water-sports enthusiasts, combine with varied entertainment and all the benefits
of being close to Palma and the airport. The town is one of the most popular holiday destinations in Mallorca and a good location
for anyone looking for a holiday bolt-hole.
Close by, Port Adriano is an interesting harbour bordering "New santa ponsa", another area of high-quality community
developments. The port now has planning permission to extend the marina and cater for large luxury super-yachts. This will
no doubt push prices up significantly as up-market shops and restaurants move into the area.
There is some real variety on the coast to the West of Palma although this is primarily a holiday area and less focussed on permanent living. All these locations have the benefit of being within easy reach of Palma and the airport which are only a short car journey or cab ride away.
This is a primary area for high quality developments of apartments and townhouses, and also independent luxury villas. If you are looking for holiday property or rental investment then this should be a consideration. The area is also famous for its golf, and most sporting activities are very well catered for.
For luxurious modern developments focus on Bendinat, New santa ponsa and Port Adriano. For more affordable developments and holiday apartment re-sales focus on santa ponsa and Palma Nova. For a more established, characterful and, perhaps, local feel consider Illetas, Cala Major and Sant Agusti.
This area is, generally-speaking, the most expensive on Mallorca. Allow a minimum of Euro 225.000 for a 2-bed apartment in Palma Nova. Prices are slightly higher in santa ponsa and, as with all property in Mallorca, you will pay more for properties close to the sea and with sea views. Apartments in Illetas are Euro 275.000 upward for a 2 bed apartment although this is another location where there is usually relatively little on the market and sea-view / front-line properties will be considerably more. Prime developments in Bendinat and prime parts of santa ponsa will be Euro 350.000 rising up to 7 figures for luxury penthouses and townhouses. Good quality and well-located villas will be Euro 1.250.000 rising to several million.
Be prepared to look at re-sales as there are very few off-plan properties here and few opportunities for new developments due to increasingly strict planning permissions designed to stop over-development as seen on mainland Spain.
