Puerto de Pollensa is the main town on Mallorca's North coast and sits in the Bay of Pollensa on the Northern tip of the Traumantana Mountains. To the north of the bay lies the Serra de Cornavaques which is a much smaller mountain range that extends out onto the peninsula of Cap de Formentor - the northern tip of Mallorca.
Puerto de Pollensa in particular is a popular and sought-after area with UK buyers. Its harbour is a popular destination for boating enthusiasts, and it features a fabulous sandy beach.
With a mixture of old and new properties, beautiful countryside and coastline, and a wide variety of activities and pastimes, this is a great area both for holiday homes and also in which to live permanently. Furthermore, journey times from Palma and the airport have decreased with the new motorway and Puerto de Pollensa is now around 40 minutes drive. The town itself offers plenty of attractions and entertainment and is perhaps more relaxed than parts of the South West coast i.e not focussed on loud discos or nightclubs.
Pollensa Old Town (Pollensa village) is one of the island's most popular destinations and one of the most characterful places to own a property. Pollensa old town nestles in the surrounding mountains and is made up of pretty old townhouses, centring on the square (Placa Major) which also plays host to a Sunday market where you will find local food and produce along with arts and crafts.
Pollensa Old Town also hosts some of the most enjoyable festivals in the Mallorquin calendar, most notable of which is the August Fiesta de la Patrona commemorating and celebrating the fighting between the Christians and Moors.
On the northern side of the peninsula lies Cala Sant Vicenc, a pretty small town that historically has been home to many artists and is now a popular resort with real character and a great small beach, located on a lovely stretch of coastline. Whilst off-the-beaten-track, Cala San Vicenc is in fact within easy reach of Pollensa and Puerto de Pollensa making it an interesting place to consider if you want a coastal holiday property.
Old Town Pollensa offers modern apartments but is better known for its older. more traditional properties including townhouses and apartments in converted townhouses. The surrounding countryside is home to some very lovely country houses, fincas and villas, again offering a mixture of contemporary designs and old traditional properties.
Puerto de Pollensa offers a mixture of new and older apartments and some independent villas in the surrounding countryside and also on the sea front in the more exclusive parts of the town.
A key consideration with these locations is the recent improvement in the roads from Palma to this area. The journey can now be done comfortably in 30 to 40 minutes. Our view is that this will make an already popular area more sought-after over the next couple of years.
Old Town Pollensa and the surrounding countryside are top of our recommendations for anyone wanting more traditional, cultural and characterful areas mixed with the convenience of proximity to two "all-year-round" towns.
Puerto de Pollensa is another top recommendation for those looking for a sea-side resort town with its own character and style, spectacular coastline and beaches, and which is not over-run with loud bars and discos. A definite consideration also for boating enthusiasts and lovers of water-sports.
Apartments in Pollensa old town and Puerto de Pollensa tend to start around Euro 160.000 for a basic 1-bed property. 2-bed apartments in better locations will be Euro 225.000 upward and properties close to the beach (i.e. within a few minutes walk), and those with good mountain or sea views will command a premium. Good sea-front apartments in Puerto de Pollensa are highly sough-after and will be Euro 500.000 rising to 7 figures.
Old townhouses in the Pollensa old town start around Euro 200.000 for a small property in need of renovation. Smaller townhouses in good order are Euro 380.000 and it is possible to find small country properties in the surrounding countryside for similar amounts, although it can take time to find such a property! Larger and well-located townhouses will be Euro 500.000 upwards and larger well-located country properties and villas will be Euro 700.000 upward.
