This is a strikingly pretty and varied coastline with excellent beaches and inlets, making it popular with people seeking holiday homes at lower prices than those on the South West coast. There is great variety here and most sorts of recreational activity.

Porto Cristo for example is a picturesque old fishing village which still retains its original character as well as having some villas and holiday apartment developments. The coastline around here is amongst the very best to be seen on the island.

The main town on the South East Coast of Mallorca is Cala d'Or, which has a character of its own based on the Ibezan style properties which are prevalent here. Cala d'Or has an excellent harbour and all the facilities you could want for a great holiday. There are several other smaller resorts along this coast too, including Cala Figuera and Cala Egos, which were all originally fishing villages and retain much of their original charm whilst these days catering primarily for holiday-makers.

Porto Colom a little further up the coast used to act as the port for Felanitx, which is a short distance inland and is the main town in this area. Porto Colom has a great natural harbour and is known for its fish restaurants.

Cala d'Or and other locations along the South East coast offer a mixture of resale and off-plan opportunities in good quality coastal developments at prices notably lower than the South West. This area also benefits from the improvements to the road networks over recent years, making it more accessible to the airport and Palma. This should mean continuing price rises and a strong investment potential.

Should you consider this area for your property in Mallorca?

This area is notably more affordable than the South West and, in our view, offers great investment potential. It is worth recognising that this area is focused very much on the holiday trade and is, therefore, very quiet in the off-season periods, but the lower purchase prices and potential for capital gain can off-set this and there is no question that this is a popular area with very strong rental potential.

If you are looking for a sea-front holiday home and / or rental investment at lower prices than the South West of Mallorca then this is an area to consider. Focus on Cala d'Or for a more lively boating-resort atmosphere, and on areas both to the North and to the South of Cala d'Or for quieter a get-away-from-it -all location.

Price guide

It is possible to find apartments from 175.000 for a one-bed property, although there are not many opportunities at this level. 2-beds in good locations will be around 230.000 upward and the better locations that are very close to the sea and / or benefiting from sea views will command a premium, rising to Euro 350.000 or more. Townhouses in community developments can be bought from around Euro 300.000 upward and smaller terraced and stand-alone villas from Euro 500.000 rising to 7 figures for the larger properties in prime locations.
